Can a misted rooflight or skylight be repaired?

The sealed unit itself cannot be repaired, because the failure is in a factory made edge seal. What can very often be done is replacing the glass alone and leaving the frame, the flashing and the reveal untouched. Whether that is possible depends entirely on how the glass was held in: a beaded unit can be changed, a bonded one cannot.

Why the unit cannot be repaired

Because the seal is made in a factory under controlled conditions.

A sealed unit is assembled with dry gas, a charged desiccant and a continuous perimeter seal, and none of that can be reinstated on a roof.

Drilling and drying

Advertised, and we would not.

Venting a unit through a small drilled hole clears the mist for a while, and the cavity is then permanently open to the outside air with no gas and no working desiccant.

The appearance comes back and the performance does not.

Beaded units

The ones where a pane swap works.

Where the glass is held by removable beads or a retaining trim, the failed unit comes out and a new one goes in with fresh seals.

The frame, the flashing and the plaster are untouched.

Bonded units

Where it does not.

Many slim framed flat rooflights have the glass structurally bonded to the frame, which is what allows the sightline to be so narrow, and it cannot be separated on site.

Those are replaced as a unit.

How to tell which you have

Look at the edge of the glass from outside.

A visible bead or capping around the pane suggests a glazed in unit. A frameless looking edge with the glass running to the outside face suggests a bonded one.

A photograph is usually enough for a supplier to say.

Roof windows

Generally the easiest case.

Pitched roof window ranges commonly supply sealed units as service parts against a size code, and the sash comes out to be reglazed.

Lanterns

Also usually repairable.

Lantern panes sit under cappings that unscrew, so an individual failed pane in one face can be replaced without disturbing the rest of the structure.

Dome rooflights

A different product and a different answer.

Polycarbonate domes craze and yellow rather than misting, and where one has aged the usual route is a new unit rather than a repair.

Whether the size can be matched

Usually, and it is measured rather than assumed.

Matching the specification

A replacement unit can carry a better coating, solar control or a warm edge spacer, which makes a failed pane an opportunity rather than only a cost.

Toughened and laminated

Not optional overhead.

Glass above a room has to be specified so it does not fall in pieces if it breaks, which generally means a laminated inner pane on the replacement.

What a pane replacement involves

Access, a lift and a careful hour.

The old unit comes out, the rebate is cleaned, new setting blocks and seals go in, and the new pane is set and the beads replaced.

Handling on a roof

The part that decides how it is priced.

A large sealed unit is heavy and awkward at height, so a straightforward pane on a low roof and a large one on a difficult roof are different jobs.

Whether it is worth doing on an old unit

The comparison to make honestly.

A new pane in a twenty year old frame gives clear glass at close to the original thermal performance, where a new rooflight is a substantial step.

Where replacement wins.

A chalky frame, a failed gasket or a corroded fixing alongside a misted pane usually means the money belongs in a new unit rather than in glass.

What a supplier needs from you

Three things, and they take five minutes.

A photograph of the rooflight from inside, a photograph of one corner of the glass from outside, and the overall size, which between them let somebody say whether a pane swap is possible.

Anything less and the answer is a site visit.

Lead time on a replacement pane

Made rather than stocked.

A sealed unit is manufactured to the measured size and specification, so there is a period between the survey and the fitting that is not down to anybody’s diary.
